On San Vicente, the Old Boutique Spaces Are Becoming Places to Eat

On the morning of Saturday, Sept. 26, residents and UCLA students knelt in the San Vicente median near Montana Avenue and spread protective mulch around the coral trees. Emily Loughran and the Brentwood Homeowners Association organized the workday. A few blocks away, the eastbound side of the same boulevard was busy with the first Brentwood Bash. It was a free event that ran from 10 a.m. to 3 p.m. between Montana and Barrington, with food, shopping, live entertainment, wellness and family programming.

Both events took place on the median and the street. Along the edges of San Vicente, the storefronts are changing in a way that is easier to miss. In this fall's announcements, nearly every space that used to sell clothing, workouts or coffee is about to sell food or coffee. New clothing boutiques are opening too, but they are clustering in one place, the Brentwood Country Mart at 26th Street.

Four Addresses, Four New Uses

The pattern shows up clearly when the arrivals are lined up by address.

Address Previously Incoming Status as of Oct. 1, 2026
11677 San Vicente Blvd., Brentwood Gardens Ron Herman, closed October 2023 Sacco, sandwiches and coffee Targeting Winter 2026
Brentwood Town Center, 26th and San Vicente Blue Bottle and Kitsu Sushi LEORA all-day café In build-out, possibly by spring
Former Tracy Anderson space, San Vicente Tracy Anderson studio Montana's, from The h.wood Group Targeting early 2027
11686 San Vicente Blvd., between Barrington and Darlington Not named in opening coverage Burger She Wrote Scheduled for Oct. 3

Two of these spaces held fashion and fitness tenants, and one held a coffee bar and a sushi counter. Every incoming tenant serves food or drinks. The new boutiques this year opened inside the Country Mart, not on the boulevard.

A Fashion Founder Takes Over a Fashion Address

Sacco is the clearest example. Ron Herman closed its Brentwood Gardens store in October 2023. The company did not give a reason, and its parent company declined to comment at the time. Three years later, that unit at 11677 San Vicente is going to a sandwich and coffee shop. Owner Giuseppe Sacco co-founded Italist, the global luxury fashion marketplace, and left the company in 2025.

So someone with a background in fashion retail is opening a café in a former clothing store, and he has kept a retail piece in the plan. According to the press release, the space, packaging and uniforms will share one brand identity. A line called Sacco Editions will offer objects and collaborations tied to design and culture. The menu will center on sandwiches, with coffee served from breakfast through the afternoon and a few salads at launch. Brentwood Gardens already includes Cafe Landwer, Club Pilates, Ospi and Drybar, so Sacco joins a center where food and services already sit side by side.

LEORA Is Open at a Kiosk While the Full Café Is Built

The LEORA move follows a different order. The Beverly Hills café opened this week in the small kiosk at Brentwood Town Center, at the corner of 26th and San Vicente, and is selling coffee and matcha drinks. The center lists its address as 13050 San Vicente Blvd.

Across the same courtyard, construction is underway in the former Blue Bottle and Kitsu Sushi spaces for LEORA's full all-day café. It could open by spring, but there is no firm date. This is the one address in the table that was already used for food and coffee. Two separate businesses are becoming one larger café. The center's online directory still lists Blue Bottle and Kiitsu, so the construction is more current than the website.

A Burger Counter Between Barrington and Darlington

Burger She Wrote picked the busiest part of the corridor for its third location, which is also its largest. The restaurant is at 11686 San Vicente, between Barrington and Darlington, and is scheduled to open Saturday, Oct. 3. The Santa Monica Daily Press lists a grand-opening celebration that day from 2 to 10 p.m. As of Oct. 1, the company's own site still says "Opening Fall 2026." Anyone planning a visit this weekend should check its Instagram before heading over.

The concept started as one neighborhood spot on Beverly Boulevard in 2021. Professional skateboarder and designer Don "Nuge" Nguyen founded it with restaurateur Mikayel Israyelyan and Steven Arroyo. Jennifer Searle and Erik Bragg have since joined the ownership team. The menu is Oklahoma-style smashburgers, based on Nguyen's hometown of Oklahoma City, made with 100% American Wagyu from Snake River Farms on King's Hawaiian buns, plus French fries.

The Next Food Tenant Arrives in 2027

Montana's will take the former Tracy Anderson space on San Vicente. It is a speakeasy-style lounge and restaurant from The h.wood Group, whose co-founders are John Terzian and Brian Toll. The opening target is early 2027. Goop now lists the Brentwood Tracy Anderson studio as permanently closed. This is a fitness space turning into an evening venue. It extends the pattern into hours when the boulevard has had fewer places to go since A.O.C. Brentwood closed on Aug. 1, 2025, after 16 years.

The announced food list also has a loose end. Community Goods was announced in 2025 for a back space at The Lawn, 11911 San Vicente. As of an Aug. 27, 2026 roundup, the details were still being worked out, so it is not on this fall's list of openings.

Where the Clothing Went

The new clothing shops on this stretch opened inside the Brentwood Country Mart at 225 26th Street. Three opened there this summer.

  1. Orlebar Brown held a courtyard celebration on June 3 with founder Adam Brown and CMO Trevor Hardy, and the boutique was scheduled to open June 14.
  2. Varley, founded by husband-and-wife team Lara and Ben Mead, opened in Suite 54. The Mart celebrated with a Wimbledon courtyard event on July 11.
  3. Sézane had opened its permanent boutique in Suite 52B by Aug. 14, following an earlier pop-up at the Mart.

Put the two lists side by side and the corridor's new arrangement is clear. Clothing is gathering in one courtyard just off San Vicente, where the Mart plans the events. Along the boulevard itself, the larger former shop and studio spaces are going to coffee, sandwiches, burgers and a lounge. Brentwood Town Center and the Country Mart both sit near 26th Street. Once LEORA's full café opens, that one corner will have both the area's newest coffee counter and its newest boutiques.

What's Scheduled at 26th and San Vicente This Month

The Country Mart's October calendar also brings people to the 26th Street end of the corridor while construction continues next door.

  • Pumpkin Patch, Oct. 1 through 31. The Mart's yearly honor-system patch.
  • Friday Movie Nights, starting with Lilo & Stitch on Oct. 2, 6 to 8 p.m.
  • Courtyard storytime, Wednesdays Oct. 7 through 28 at 11 a.m., led by St. Matthew's.

For the rest of the season, there are a few things to watch along the boulevard. The LEORA kiosk is open now. Burger She Wrote's doors are scheduled to open Oct. 3. Sacco is targeting winter at 11677 San Vicente, LEORA's full café is aimed at spring, and Montana's is expected in early 2027. The Brentwood Bash organizers, including Brentwood Community Council members Alexis Pappas and Carolyn Jordan, Barbara Roll and Council District 11, held the first one on Sept. 26 in the middle of all this change.

If you own on or near San Vicente and want to know how this new mix of tenants affects the value of your home or a lease you're considering, Simon Mashian follows these storefronts closely and is happy to talk it through over coffee at one of the new counters. Let's Connect.
